Job Description
Our client is seeking a Senior Project Manager to manage several high-dollar projects in the Charleston area.
This individual is responsible for the pursuit, planning, execution, and closeout of multiple projects according to strict deadlines and budget requirements. This includes internal team management, client management, acquiring and managing subcontractors, vendors, and/or consultants to deliver projects according to plan. This person will manage multiple projects up to 25 million dollars or select larger projects of 50+ million dollars.
RESPONSIBILITIES AND TASKS
Essential job duties for this position include the following items. Other duties must be performed as assigned or required.
- Master all responsibilities and tasks of the Project Manager role on a regular basis.
- Be committed to taking full responsibility for the project and leading it through all phases.
- Lead and mentor other team members (APMs and PMs) during the preconstruction effort to include solicitation of subcontractor proposals and evaluation of proposals for completeness and adherence to drawings, specifications, and schedule. Conduct constructability and risk management analysis of projects during the pre-construction phase.
- Ensure the completeness of the buyout of subcontractors through scope of work development for each trade involved in the project. Consult with Project Manager and Superintendent on inclusions for scopes of work in each trade package. Work with Project Administrators and Project Managers to complete the contract process for each subcontractor to ensure compliance.
- Plan, develop, and oversee, with the Superintendent and Project Manager, the overall project schedule including initial schedule development, updates, progress reporting and problem analysis to ensure compliance with company and client requirements.
- Ensure that all quality control activities are coordinated between the Project Manager and Superintendent to ensure compliance with applicable company, owner and regulatory requirements.
- Administer and supervise all contracting activities to ensure compliance.
- Ensure all technical, administrative, and management objectives are obtained within the framework of established company policy and applicable professional standards.
- Ensure project design complies with company, contractual and client requirements by providing explanation of design and application of construction methods as necessary.
- Communicate project expectations effectively to team members and stakeholders in a timely and clear fashion.
- Coordinate with Project Manager and Project Administrator to facilitate correct monthly billings to appropriate owner/architect and review overall budget & financial status on the project.
- Ensure timely completion and insertion of applicable polices in compliance with company procedures.
- Develop and maintain relationships with clients, architects, and engineers to position the company for future projects and continue our company goal. Be the trusted client advisor for the duration of the relationship.
- Develop business through processes, relationships, and contacts.
- Review progress reports with project team ahead of monthly team meetings.
- Identify and resolve issues and conflicts within the project team.
- Work toward continuous quality improvement.
- Stay current with changing technology, including software programs and company training and development.
- Uphold, support, and promote all company policies and procedures and in-depth knowledge of the company HR policies.
- Review and approve PTO for the project team.
- Review and approve time sheets for onsite personnel for billing purposes.
- Prepare Owner status reports as required by the contract.
- Ensure safety compliance to be in accordance with company safety manual and OSHA requirements.
- Complete ongoing self-assessments, in coordination with company’s Learning and Development program, to be reviewed by bi-annual check-ins and reviews.
- Other duties must be performed as assigned or required.
QUALIFICATIONS
To perform this job successfully, the individual in this position must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the minimum knowledge, skills and ability required.
EDUCATION AND EXPERIENCE
- Bachelor’s degree in Construction Management, Engineering, or other similar field and minimum ten (10) years construction experience required, with a minimum of five (5) of those years leading project teams.
- Strong knowledge of contracting, equipment, estimating, specifications, bidding procedures, plan reading, surveying, cost estimating, cost accounting, expediting, scheduling, billing, customer relations and construction material is required.
- Desired experience with the following software: Timberline, Onscreen Takeoff, Revit, SketchUp, Timberline, Bluebeam, Autodesk.
- Working knowledge of construction drawings, costs and principles.
- Ability to work days, nights, evenings, and weekends as required by project schedule.
- Ability to work in the office or on a project site as required.
- Detailed Estimating experience
- Advanced user of Microsoft Excel and other Microsoft Office applications.
- Strong knowledge, understanding, and experience of conceptual, design development, and GMP estimating and contract management. Ability to assess owner contract language to present to Executive Leadership for review.
- Extensive knowledge of construction methods, means, and techniques and experience in construction and contracting procedures.

- Successfully train and mentor rising project team members to include Project Engineers, Assistant Project Managers, and Assistant Superintendents.

- Lead with enthusiasm to leave a lasting mark on your projects.
PHYSICAL REQUIREMENTS
- Must have the ability to climb ladders and scaffolding up to 50’ tall and lift up-to 50 lbs.
- Must be able to walk jobsites extensively (6-8 hours per day) and navigate through construction area(s).
- Must be able to sit, stand, bend, twist for extended periods of time on a daily basis.
- Must have the ability to work in all temperature and weather conditions including but not limited to heat, cold, rain, wind, snow, etc.
