THE OPPORTUNITY:

Missio Capital is seeking a Director of Investments to lead and manage our real estate acquisitions and developments. This key leadership role will work alongside the managing partner on all aspects of the deal including sourcing, underwriting, and executing multifamily acquisition and development pursuits that align with our strategic objectives. The individual will play a crucial role in identifying opportunities, negotiating transactions, and managing relationships with brokers, owners, consultants, lenders and our institutional partners. Initial target markets include Austin, DFW, Nashville, and Fayetteville.

RESPONSIBILITIES:

Acquisition Responsibilities:

  • Pursue off market opportunities with a focus on newer vintage multifamily communities to acquire or recapitalize with a preferred equity structure.
  • Identify and evaluate potential investment opportunities through extensive market research and financial analysis. Eventually hiring an analyst to assist in this capacity.
  • Prepare investment committee package and assist in presentation to members
  • Negotiate purchase agreements, financing terms, and joint venture structures.
  • Lead the underwriting process, including financial modeling, due diligence, and risk assessment.
  • Manage deal execution from sourcing to closing, ensuring seamless coordination among internal and external stakeholders.
  • Serve as primary point of contact on the day-to-day responsibilities of executing the lease up strategy including third party management oversight and maintaining property level budgets.

Development Responsibilities:

  • Pursue off market sites or covered land plays that will serve as development opportunities
  • Identify and evaluate feasibility of each site, utilizing appropriate consultants and entitlement issues
  • Lead the due diligence process and understand risk assessment throughout the process
  • Evaluate, hire, and manage the external team for each development project
  • Monitor development consultants from concept through construction administration, utilizing in house construction support
  • Serve as primary point of contact on the day-to-day responsibilities of executing the strategy including architectural control, construction oversight, 3rd party property manager, and others.

General Responsibilities:

  • Establish and maintain strong relationships with brokers, property owners, lenders, and institutional investors.
  • Monitor market trends, economic indicators, and competitive dynamics to inform investment decisions.

QUALIFICATIONS:

  • Bachelor's degree in finance, real estate, business, or a related field.
  • Minimum of 7-10 years of experience in multifamily real estate acquisitions and development.
  • Proven track record of successfully sourcing, underwriting, and closing real estate transactions.
  • Strong financial modeling and analytical skills.
  • In-depth understanding of real estate markets, capital structures, and deal negotiation.
  • Excellent communication and relationship-building skills.
  • Ability to work independently and as part of a collaborative team.
  • Have an ownership mentality.
