Summary/Objective Provides for the operation and overall appearance of multiple City of Manhattan locations, that may include but are not limited to City Hall, Peace Memorial Auditorium, Douglass Community Center, Flint Hills Discovery Center (FHDC), Annex and Activity Center, Eisenhower Recreation Center, Anthony Recreation Center, Ott Joint Maintenance Facility, Manhattan Traffic Operations Facility, Municipal Court, and other buildings as assigned, by performing extensive maintenance and cleaning, as well as performs basic building repairs. This position will assist the Building Maintenance Supervisor in leading and coordinating work duties for a crew of full-time custodians and part-time seasonal building staff.
Essential Functions Coordinates projects/repairs. - Responds to work orders in a timely manner and maintains accurate records of work performed including materials, equipment and personnel hours.
- Monitors HVAC operating systems and controls in assigned facilities and reports any issues or repairs needed to the Building Maintenance Supervisor.
- Analyzes mechanical, plumbing and electrical issues to determine appropriate corrective action, applying knowledge of HVAC systems, , basic electrical, plumbing and carpentry practices to ensure efficient and safe facility operations.
- Performs inspections on building, grounds, and equipment for proper functioning and recognizes and corrects safety concerns and maintenance issues in a timely manner. Performs routine maintenance, repairs, and installations of door hardware and locking systems, including mechanical and electronic locks, door closers, hinges, panic bars, and other related components to ensure proper functionality and security.
- Operates and performs routine maintenance/repairs on power equipment and hand tools.
- Assists custodial staff with general janitorial duties, as needed, and distributing necessary materials, equipment and resources required to perform assigned daily tasks.
- Responds to call backs for emergency situations during non-duty hours and takes appropriate actions.
Performs Administrative Functions. - Coordinates with various stakeholders regarding facility/event schedules and assists with setting up facilities for scheduled activities, meetings, and events.
- Maintain adequate supplies of building maintenance materials, purchase goods and services, accurately track inventory supplies, staying within budgetary restraints.
- Processes financial paperwork.
- Other duties as assigned.
Requirements Required Education and Experience - High School graduate or equivalent.
- One (1) year of building maintenance experience/training.
- Valid driver’s license.
Preferred Education And Experience - Some education from Trade School or post High School institution.
- Three (3) years of building maintenance experience.
- Knowledge of HVAC, Plumbing, and/or Electrical Systems.
